Mapledale Plaza
Mapledale Plaza is a Class B retail center located in the Dale City submarket of VA which is thirty miles south of Washington DC and three miles west of the Potomac Mills Mall and I-95. The property features 168,000 square feet of retail space and ancillary office space in addition to 14 acres of vacant land. The center is grocery-anchored by Giant Food and features credit tenants such as Sheetz, Dominoes, Subway, and Truist. The site benefits from a strong vehicular presence along Dale Boulevard with an average daily traffic count of 22,000 vehicles per day.
As part of a broader repositioning effort, the property will be renovated, and the vacant land will be entitled for residential to create a mixed-use environment. The shopping center renovation will consist of façade improvements, new tenant signage, a refresh of the existing parking lot and lighting, and the addition of outdoor seating areas. Improvements are expected to begin by mid-year 2024 and be delivered in early 2025.
Mapledale Plaza was acquired in a portfolio of four shopping centers consisting of 480,000 square feet on 70 acres.
